Greystar is redeveloping the 65-acre former Home Shopping Network headquarters in north St. Petersburg into a two-part project: a 400,000-plus-square-foot industrial park on the eastern acreage and a garden-style apartment community of roughly 380 units — at least 40% of them affordable under the Live Local Act — on the western portion. Plans show seven residential buildings alongside a clubhouse and leasing center, phased to begin with site infrastructure and wetland preservation. AAL is the landscape architect on the development team.

The Related Group is developing Manor West River, an eight-story apartment building with more than 300 units at 901 West Green Street, part of Tampa's 120-acre West River District. The southern-influenced design includes a rooftop deck with views of the nearby Hillsborough River, and the roughly $100 million project sits within a district master plan totaling more than 1,600 homes. AAL (as Architectural Alliance) is the landscape architect, with Balfour Beatty as general contractor.

Greystar Real Estate Partners has proposed Bayside, a 376-unit community of apartments and townhomes on the roughly 22-acre former Empath Health campus in Largo. Of those units, 150 are reserved as affordable housing under Florida's Live Local Act, and the plan leans heavily into green space — gardens, gravel walking paths, two dog parks, playgrounds, a trail around a large stormwater pond, and a clubhouse with a pool. As a landscape architect, AAL shaped the layout of 88 townhomes on the north side and 288 apartments on the south side. Construction could begin in 2026, with first residents anticipated by 2028.

A decade after first reshaping its downtown, the Town of Lauderdale-By-The-Sea reunited with AAL — its original landscape architect and construction manager — to update Commercial Boulevard for the way residents and visitors use it today. The redesign expanded the outdoor-dining footprint that took root during the pandemic, introduced removable bollards that let the street close quickly for festivals while preserving emergency-vehicle access, and was delivered on schedule despite weather delays and without shutting the district to the public. The result is a more flexible, walkable gathering space for all ages.

The Related Group secured a $100 million construction loan for The Manor Biscayne, an eight-story, 382-unit residential building at 1650 NE 124th Street on the former Johnson & Wales University site in North Miami. The 372,000-plus-square-foot mid-rise spans studios through three-bedroom units, with about 9,355 square feet of retail, a pool, fitness center, clubhouse, and a parking garage whose facade is set aside for public art.
